Land Acquisition Assistant

Job Summary
In conjunction with land development principals and related staff, the LAA negotiates and coordinates the identification, approvals, acquisition and disposition of land for development of single-family residential subdivisions, multi-family, and commercial development sites. The LAA initiates, monitors and supports the initial site selection, inquiries and relationships with seller(s), due diligence studies and feasibility, site plan & development submittals and approvals, governmental relations, acquisition process and all major components of assessing development deals through the final contract and closing phases to the start of site construction.

Minimum Educational Experience Requirements
  • Studying For a Bachelor’s degree (B.A. or B.S.) or equivalent in specialized training from a four-year college or technical school combined with some job specific related experience- in Real Estate, Land Development, Land Acquisition Experience, Civil Engerineering, Construction, and/or Marketing.
Position Responsibilities:
  • Find sites suitable for development and that meet the needs/specification of clients.
  • Oversee and coordinate land acquisition responsibilities assisting the team with all financial, regulatory, and contractual obligations needed to secure and obtain necessary development approvals.
  • Help to negotiate and finalize deal terms and purchase agreements.
  • Review subdivision/development regulations and requirements with governing jurisdictions to assess the overall feasibility for development.
  • Develop and maintain relevant and productive relationships with brokers, realtors, engineers, consultants, developers, municipalities and landowners in the target areas to identify and secure potential sites.
  • Collaborate with the team on preliminary due diligence for land acquisition opportunities, including but not limited to working with engineers, architects, consultants, governing entities and the principals and staff team.
  • Manages all practical aspects of the land acquisition process including due diligence, proformas, offers, schedules and contracts.
  • Identify, analyze, and summarize all project risks
  • Analyzes given and new markets for possible acquisitions within targeted profitability ranges and feasibility criteria established by leadership.
  • Maintains database of prospect landowners and prospect investors/purchasers of projects.
  • Monitor inventory of available approved developments in market areas that may could be for sale to other builders and developers.
